Many companies work very hard, but not to their full potential, in operating their business so that ALL people who enter a parking lot manage to do so safely and reliably. Parking lot striping and the parking lot lighting appropriately act to prevent all manner of damage to vehicles and pedestrian, to put this all in its proper order. Parking lot striping is not always easy to do. Advanced technology allows the reason for striping to be done in a chemical-free, reproducible fashion, either in a lab or under the Institute for Ideal Design for Industrial (IAD) Standardization (IEC) code standard. To calculate the value, take the average of the cost of removing and cleaning up the lot and the cost of the closure of the lot with the seized material removed, and any other cleanup costs. Then, divide that figure by your total square footage of the lot, taking the calculation for the total of all vehicle and pedestrian movement, parking and moving around inside and outside the lot, and the cost of flow, and there should be an estimate based on those figures. The appraisal will come up with a model that varies drastically from what you already have but may very well be the thing that gets your lot sold!
